Electrical Installation Condition Reports (EICR)
What is the purpose of an EICR? An EICR is an Electrical Inspection Condition Report produced following an assessment of electrical installations within a property. It highlights any damage, breakdown and faults on the electrical installations which may cause danger to individuals and also explains recommended improvements.
Landlords of rented properties must maintain an up-to-date EICR under the ‘Landlord and Tenants Act (1985)’. A landlord must ensure that the electrical installation in their rented property is maintained safely throughout the tenancy. It is recommended that an EICR test is carried out at the change of tenancy of at least every 5 years.
Portable Appliance Testing (PAT)
Portable Appliance Testing (PAT) is recommended annually on all electrical appliances in rented properties.
